You touched a nerve... After Dad passed away last year I stayed on to
sell the house for Mom. In the course of all the inspections I
learned that the local ordnances required that the water heater be
located outside any living areas which means a separate outside
utility room or the garage. Since houses in that area are typically
built on slab floors, that means the garage gets the water heater - no
problem, that's where it was. Now the "Rube Goldberg" factor hit:
since the heater was in an area where combustibles were allowed to be
stored, it had to be mounted such that the burner was at least 18
inches above the floor to avoid igniting heavy fumes. Talk about
bandaids on patches over dressings! I rebeled when told that only a
licensed plumber could relocate the heater and invoked the privileges
of my PE license for the first time in years. Sheesh!
